I am not sure about BOA's policies, but for our lenders, RSU is not considered the incomes to qualify the loan, but you can use it as the reservations.

departure home's potential rental can be used as income. You don't need to have two years rental history ( of course you dont have it :) The lease agreement is good enough.

一般来说， 你要给buyer agent 2.5% - 3%, 这个钱是不能省的。但listing agent的佣金是可以商议的。 范围从 1% - 3%。 这个要和你的代理协商。 staging 的价格差不太多。 如果你的listing只收很低的佣金， staging的价钱你可能得自己出。 否则这些都会包括在代理酬金中。
